Mortgage Calculator
Calculate monthly principal and interest repayments, lifetime financing costs, and down payments.
Understanding the Mortgage Calculator
Purchasing real estate from private sellers or classified listings requires accurate mortgage payment estimates. This calculator models loan amortization, down payments, and total lifetime interest.
How to Use This Tool
Input the property purchase price, down payment (amount or %), annual interest rate %, and amortization duration in years (typically 15, 20, 25, or 30).
Calculation Methodology & Formula
The underlying calculation applies the following deterministic mathematical logic:
Principal (P) = Price - Down Payment. Monthly Rate (r) = APR / 12 / 100. Total Months (n) = Years × 12. Monthly Payment = P × [r(1+r)^n] / [(1+r)^n - 1]. Total Paid = Monthly Payment × n. Total Interest = Total Paid - P.
Practical Classifieds Example
Real-World Scenario: A $350,000 home with 20% down ($70,000) financed at 5.5% over 30 years results in a monthly payment of $1,589.85. Total interest over 30 years: $292,345.
Important Limitations & Assumptions
Mortgage Calculator FAQs
A 15-year mortgage has higher monthly payments but saves tens or hundreds of thousands of dollars in lifetime compounding interest.
On a $300,000 30-year mortgage, a 1% interest rate drop lowers your monthly payment by roughly $180 and saves over $65,000 in total interest.
Yes. Making one additional mortgage payment per year can shorten a 30-year term by 4 to 6 years.
